State of Maintenance

The resort owners over the years have invested heavily in improvement and maintenance of the buildings and other improvements. This shows in the occupancy ratings and high rate of turn away of guests during popular time periods.

 
The Resort's Season

Currently the resort operates all facilities from mid-June to mid-October. In the winter months the resort keeps a caretaker on the property and rents out just one cottage from November into May. While this allows the current owner operators to live off site for one half of the year and pursue other interests, it also means that there is substantial potential for growth.

 
Growth Potential

There is room for higher occupancies within the season as well as expansion of activities, especially workshops, special events and concerts. Additionally, the resort is located near a major alpine ski resort and is in a prime area for snowshoeing and cross country skiing. There could be substantial increases in revenue by operating year round.

 

Owner's Involvement

The current owners enjoy a great lifestyle of working full time at the resort six months out of the year and the rest of the year working part time on resort business out of their home one hour away at a lower elevation and mild climate. The business size allows the resort to remain fully staffed without the owners having to be absolutely hands on; they delegate many of the duties. The resort's income level allows the owners to not have to pursue other employment during the winter months.


Occupancy

Occupancy rates are quite high, especially during July and August, with cottages during those months booked a minimum of 1 year in advance.  The majority of the resorts guests are repeat visitors. There are few resort properties in California that exhibit occupancies this high.

Clientel

The resort's clientel is quite loyal with the majority being repeat visitors. 41% have been yearly guests for 10 years or more with many guests coming for over 30 years, all returning to the same cabin the same week every year like clockwork. These bookings produce deposits up to 12 months in advance with full payment/cancellation deadlines 60 days prior to arrival


Competition

The resort has a niche market with little if any competition in the area. This will remain unchanged due to the fact that over 99% of the land in the region is in federal ownership (National Forest) that does not generally allow new commercial development.
